What if I have multiple buildings or sections, are the inspections still free?
Yes your first inspection is free unless we have to remove materials to get at the roof. i.e. Deck, bricks, concrete pavers, siding, flashings…
What is a destructive versus non destructive inspection?
Destructive means we will be doing core samples to identify layers, decking and moisture content versus non destructive which is a visual inspection
What information do I need to provide when requesting an inspection?
We are looking for the address, will you or somebody be on site we have to check in with, is there roof access via hatch or will we need a ladder or multiple ladders, and lastly as much info on the current roof and it’s condition as possible which may include age of roof, previous leaks, roof type, and anything else unique to the roof like if there are cell towers on the roof and we need third party permissions per contract or known soft/weak spots we should look out for.
How often should I have my roof inspected?
Your roof should be inspected by you or a professional twice a year and after heavy storms. This could be more or less depending on the environment. Trees, foot traffic, or other tenants dropping things out of windows or kids playing ball nearby may increase the number of inspections needed. Animals also tend to chew, peck and/or scratch at some roofs as well so that’s something to consider.

What is the usual turnaround time on the roof inspection report?
It all depends on the size of the roof or how many buildings we are looking at but it could be anywhere from 3 days to 2 weeks. If there are time constraints or deadlines we just ask that you let us know and we’ll be able to tell you if we can get it done in time or not.
What is included in a roof report?
You’ll get plenty of pictures with descriptions, the roof will be graded A-F based on the condition, you’ll get replacement numbers, how much life the roof has left, recommendations on how to extend the life of the roof or if it needs replacement, and corresponding quotes
